Last Major Development Opportunity at The Spit Released to Market

Located within the iconic Spit precinct, the site represents the final vacant parcel identified for development under The Spit Master Plan, offering the chance to shape a landmark tourism destination on one of Australia’s most recognisable coastal stretches. 

Expressions of Interest (EOIs) are now being sought from experienced developers or development consortia, with submissions closing 22 April 2026. 

Strategic Gold Coast location

Village Centre North is positioned at 172 & 212 Seaworld Drive in Main Beach, directly within the Broadwater tourism corridor and close to several established attractions including Sea World Marine Park, Marina Mirage and the Southport Yacht Club. 

The site sits between the Gold Coast Broadwater and the Pacific Ocean within The Spit, a peninsula known for its premium marine facilities, hospitality venues and more than 130 hectares of parkland and surf beaches. 

The precinct also forms part of a broader redevelopment strategy aimed at strengthening The Spit as a major tourism and recreation destination for South East Queensland.

Site overview

The development opportunity includes both land and seabed components designed to support a marine-focused tourism precinct.

Key details include:

  • Land lease area: approximately 3.46 hectares
  • Seabed lease area: approximately 5.18 hectares
  • Road area: approximately 0.24 hectares
  • Tenure: proposed long-term leasehold interest of up to 120 years upon completion of development. 

The site is currently largely unimproved, creating a blank canvas for developers to deliver a significant tourism project aligned with The Spit Master Plan.

Proposed development vision

The State Government is seeking proposals that deliver a world-class mixed-use tourism precinct that complements the surrounding marine environment and visitor economy.

Expected development components may include:

  • Short-term accommodation and tourism facilities
  • A new marina and associated marine infrastructure
  • Retail, dining and hospitality venues
  • Public realm improvements including waterfront pathways and landscaped spaces. 

Public domain improvements will form an important part of the project, including:

  • A landscaped pedestrian connection between the Broadwater and Seaworld Drive
  • Waterfront pathways for pedestrians and cyclists
  • Wayfinding and interpretive signage. 
  • Developers will also be responsible for delivering and maintaining these public spaces as part of the project.

Planning framework

Village Centre North sits within The Spit northern tourism precinct under the Gold Coast City Plan and is zoned within the Major Tourism Zone, which supports integrated tourist facilities and attractions.

Permitted uses within the zone include:

  • Tourist accommodation
  • Retail and hospitality
  • Tourism attractions
  • Recreation and entertainment facilities
  • Marina and marine-related uses. 

However, building heights within The Spit are restricted under planning regulations, with structures limited to three storeys or 15 metres to maintain the coastal character of the precinct. 


Major tourism growth underway

The development opportunity arrives amid strong tourism momentum across the Gold Coast.

The region welcomed more than 12.4 million visitors in 2024, with tourism contributing approximately $7.8 billion annually to the local economy and supporting over 20,000 jobs. 

Infrastructure investment and tourism demand are expected to increase further in the lead-up to the 2032 Brisbane Olympic and Paralympic Games, which will bring new venues and global attention to South East Queensland. 

The Gold Coast is also benefiting from expanded international air capacity, new tourism infrastructure and continued growth in the marine sector, including increasing superyacht visitation to the Broadwater.

The Spit Master Plan

Village Centre North forms part of a broader transformation under The Spit Master Plan, released by the Queensland Government in 2019 following extensive community consultation.

The long-term vision for The Spit focuses on:

  • Enhancing public access and open space
  • Improving connections with the Broadwater and marine environment
  • Supporting tourism and recreation development
  • Protecting environmental and community values. 

Several major projects have already been delivered or are underway across the peninsula, including upgrades to Doug Jennings Park, new accessible coastal pathways and marine infrastructure improvements.

Selection process

The State Government will undertake a two-stage selection process to identify a development partner:

  • Request for Expressions of Interest (EOI)
  • Request for Detailed Proposal (RFDP) for shortlisted proponents. 

The successful developer will enter into a development agreement with the State and assume responsibility for delivering the project, including all associated costs and risks.

A rare waterfront development opportunity

With limited undeveloped land remaining along the Gold Coast’s prime waterfront precincts, Village Centre North represents one of the last large-scale development opportunities within The Spit.

For developers with experience in tourism, hospitality and mixed-use waterfront projects, the site offers the potential to create a landmark destination aligned with the Gold Coast’s long-term tourism growth.
