$400 million Jane Eliza development to be delivered by Wel.Co

In December of 2021, the Victorian border-adjacent Renmark Paringa Council commenced a national Expressions of Interest process to secure a development partner to deliver the vision of the Jane Eliza development - the largest and most significant development in the history of South Australia's Riverland.

With an estimated economic value of over $400 million, and an annual economic contribution of $109 million p.a. upon completion, the development masterplan envisages 780 residential allotments and a mixed-use marina precinct with approximately 100 boat moorings, all contributing to one of the area's most consequential projects to date.

That Expressions of Interest campaign, conducted alongside commercial advisors Alinea Group and Norman Waterhouse Lawyers, has been completed, with a development partner secured: Wel.Co.

As part of the selection process, an experienced team lead by Adelaide-based commercial development company Alinea Group was engaged. "Council set a bold vision for a world-class master planned community, centred around a new mixed use marina precinct," explained Principal of Alinea Group, Ben Koop. "Wel.Co has really embraced this vision and brings a wealth of expertise as development partner to realise the full potential of this exceptional project.”

Wel.Co is highly experienced in the development sector, having brought to life a number of large-scale regional developments, including Springwood Gawler East in South Australia, Harlowe in the Victorian town of Bendigo, and Yallarah in Echuca.

Council and Wel.Co will work together to refine the Jane Eliza masterplan, with further technical investigations, community engagement and relevant state government approvals to be sought as part of the detailed planning of the site.

"The state-significant scale of the project is set to provide a substantial new growth driver for Renmark and the broader Riverland as one of Australia’s most compelling river-based lifestyle communities."

With residential vacancy rates across the country proving particularly tight, the development will seek to address housing availability challenges, whilst simultaneously facilitating long-term sustainable population, tourism and economic growth.
