Strong Demand as Ipswich Business Hub Nears Completion

Leading hospitality brand Café 63 has signed a 10-year lease for a flagship site at SmartStores@Citiswich, a $45 million strata workstore development in Ipswich. 

Construction is progressing and nearly 20 per cent of units – totalling $15 million in transactions – have already been sold at the 183 Hume Drive, Bundamba address. 

The project is drawing strong buyer and tenant interest seeking high-spec industrial, showroom, and business spaces in one of South East Queensland’s fastest-growing logistics and trade precincts.

The new workstore development forms part of the Citiswich Business Park, one of South East Queensland’s most active growth precincts for logistics, light industry and trade-related businesses. 

Developed by B.P. Wharton Group and built by Prekaro Projects, SmartStores@Citiswich will deliver 50 architecturally designed workstores ranging from 95 sqm to 462 sqm, the commercial workspaces offer warehouse, showroom-plus-office, business and storage configurations. 

The Citiswich Business Park precinct has been designed with extensive landscaping, undercover alfresco dining, and future capacity to accommodate a boutique brewery, providing strong amenity offerings for occupiers and surrounding businesses.

The SmartStores@Citiswich project is being marketed for sale and lease by Knight Frank’s Mark Clifford and Ned Jefferies, alongside JLL’s Harry Homan and Sam Stewart.

“Bundamba is one of the fastest growing industrial areas in the Western Corridor of Brisbane, easily accessible from major arterials such as the Ipswich Motorway and Centenary Highway,” Mr Clifford said.

“The site sits within proximity to major occupiers including SAAB, Australia Post, Costco and KSB Australia.

“With an abundance of sizing options available, the units are distinguished by their corporate presentation, premium fit out and ability to accommodate a wide array of end users.”

Café 63 has signed a long-term lease in a prime position within the development, at the entry to the Citiswich estate with excellent exposure to Hume Drive. 

The deal includes a 206 sqm tenancy at the prominent estate entry, with a 10-year lease commitment secured at a rate of $640 per sqm.

JLL’s Harry Homan said the café’s commitment was a major milestone for the project and would underpin future demand.

“With more than 30 locations across South East Queensland, Café 63’s expansion into the precinct will serve a growing trade and business community, offering daily convenience and activation within the estate,” he said.

Completion is scheduled for Q4 2025. Occupiers are expected to move in before year-end.

“We’re seeing significant enquiries from both buyers and tenants, with interest across the full-size range,” Mr Clifford said.

“There’s limited availability of this quality in the western corridor, especially at this scale. Buyers are responding to the location, connectivity, and the high-spec finishes delivered by B.P. Wharton Group.”
