Rockhampton is entering a significant period of transformation, with confirmation of its role in the Brisbane 2032 Olympic and Paralympic Games placing renewed attention on development and investment opportunities across the Central Queensland city.
In September, the Fitzroy River received international endorsement to host rowing, para rowing, canoe sprint and para canoe events for the 2032 Games following an independent technical assessment of the proposed Rockhampton Flatwater course.
The confirmation provides greater certainty around Rockhampton's role in 2032 and adds to a growing pipeline of infrastructure, tourism and accommodation investment expected across the region in the years ahead.
A new athlete village is also planned for Rockhampton's revitalised railyards precinct, with the Queensland Government progressing planning for the regional village as part of its broader Games infrastructure program.
For the development sector, however, one of the most immediate opportunities may be accommodation.
The region's peak tourism organisation, Capricorn Enterprise, has identified a requirement for approximately 1,200 additional short-term accommodation rooms across Rockhampton and the Capricorn Coast by 2032 to service current and future demand - importantly, a requirement that does not include additional demand generated by the Olympic Games.
Existing major events are already demonstrating the pressure on supply.
Beef Australia, the Southern Hemisphere's largest beef industry event, attracts approximately 55,000 visitors to Rockhampton, with organisers investigating options including charter flights for the 2027 event as accommodation availability continues to present a challenge. The region currently provides approximately 2,500 commercial rooms and 4,600 beds, according to Capricorn Enterprise.
Against this backdrop, development opportunities in established locations are likely to attract increasing attention from investors looking at Rockhampton's longer-term growth story.
One such opportunity is 28 Victoria Parade, Rockhampton City, a prominent cleared development site overlooking the Fitzroy River and positioned within the city's established high-density riverfront precinct.
The 901sqm site, formerly home to Rockhampton's well-known Shangri-La restaurant, has undergone several years of planning for redevelopment.
An existing Development Approval provides for 22 residences across a substantial 13-level scheme, designed by renowned architectural firm Buchan, incorporating approximately 6,115sqm of approved gross floor area. The former building has now been demolished and the site completely cleared.
The property's Victoria Parade position places it among an established concentration of high-rise residential and accommodation developments, directly opposite the Fitzroy River and within close proximity to the Rockhampton CBD.
While the existing approval provides purchasers with an established residential development pathway, the wider regional accommodation outlook may also encourage developers to investigate alternative residential, short-stay accommodation or hotel concepts, subject to the necessary approvals.
McGrath Rockhampton & Capricorn Coast Principal Mat O'Brien said the combination of the site's existing approval and Rockhampton's emerging investment story made the timing of the offering particularly significant.
“Rockhampton has always been an important regional centre, but confirmation of the city's role in 2032 Olympic Games has created another level of attention around what happens here over the next six years,” Mr O'Brien said.
“With accommodation already identified as an area requiring significant additional supply, major infrastructure investment underway and the Fitzroy River set to host Olympic competition, we expect developers will be looking very closely at opportunities across the city.
“28 Victoria Parade provides a particularly interesting proposition because the site is cleared, there is already a substantial residential approval in place and it occupies an established riverfront development precinct.”
