Former Bunnings site presents major repositioning opportunity in Geraldton

Wednesday 14th October, PERTH WA One of Geraldton’s most prominent commercial properties has been brought to market, presenting an opportunity to reposition the existing Bunnings Warehouse site for a new generation of retail, commercial and community uses.

Located at 181 North West Coastal Highway, the 3.3-hectare* property occupies a high-profile corner at the signalised intersection of North West Coastal Highway and Max Attrill Road, 2.5 kilometres* north of the Geraldton CBD.

Bunnings Warehouse currently occupies the property under a lease expiring June 2027, giving prospective purchasers an established income stream while they consider the site’s longer-term future.

The property includes an existing 9,099sqm warehouse, an 8,875sqm yard and 318 on-grade car bays. Its substantial built form provides potential efficiencies for purchasers seeking to adapt the existing improvements, while the scale of the landholding also supports broader redevelopment opportunities, subject to approval.

Colliers State Chief Executive Western Australia Richard Cash said the combination of holding income, an approaching lease expiry and flexible zoning created a compelling repositioning opportunity.

“This is a rare opportunity to secure an established commercial site of significant scale at one of Geraldton’s most visible and accessible intersections,” Mr Cash said.

“With Bunnings’ lease approaching expiry, a purchaser has the ability to generate income during the planning period and then consider how the existing building or broader landholding could be repositioned to meet Geraldton’s future needs.

“The existing improvements, extensive parking and highway exposure could suit a wide range of operators, while the size of the site provides flexibility that is increasingly difficult to find in established commercial locations.”

The property is zoned Service Commercial under the City of Greater Geraldton Local Planning Scheme No. 1. Potential uses include bulky goods retail, a supermarket, childcare facility, medical centre, fast-food outlet, service station, hotel, office or liquor store, subject to the relevant approvals.

Colliers Head of Retail Middle Markets Australia James Wilson said the site’s future would be supported by Geraldton’s position as the commercial and service centre of the Mid West.

“Geraldton serves a much broader regional market than its immediate population alone, supporting the Mid West’s mining, agriculture, fishing, logistics and tourism industries,” Mr Wilson said.

“The property is located just two kilometres from Geraldton Port and offers approximately 166 metres of frontage to North West Coastal Highway and a further 200 metres to Max Attrill Road.

“Large, appropriately zoned commercial sites with existing infrastructure and this level of accessibility are rarely offered to the market. We expect the opportunity to attract interest from developers, owner-occupiers and investors looking for exposure to a major regional economy.”

Greater Geraldton generates an estimated $8.3 billion in annual economic output, while retail expenditure across the property’s main trade area is forecast to increase from approximately $1.05 billion in 2025 to $2.35 billion by 2046.

The property is being exclusively marketed by Colliers’ Richard Cash and James Wilson via Expressions of Interest.
