Moorabbin’s Super Six’ Hits the Market in Rare Industrial Land Offering

One of Moorabbin’s most significant industrial land offerings in recent years has officially been brought to market, with Nichols Crowder and Crabtrees Real Estate jointly launching the sale campaign for a six-property portfolio known as “Moorabbin’s Super Six.”

Positioned across dual frontages on Joel Court and Alex Avenue, Moorabbin, the portfolio presents a combined landholding of approximately 14,467sqm, offering a scale rarely seen within Melbourne’s tightly held south-eastern industrial market.

The portfolio is being offered for sale via Expressions of Interest closing Wednesday, 20th May 2026 at 3:00pm.

A Rare Scale Opportunity in Moorabbin

Currently owner-occupied by Doolan’s Heavy Haulage, the portfolio comprises:

  • Five warehouses
  • Extensive hardstand areas
  • A refurbished office building

Together, the improvements deliver a total building area of approximately 4,063sqm.

Zoned Industrial 1, the properties benefit from strong connectivity to Melbourne’s major arterial road network servicing the south-east corridor, reinforcing the precinct’s long-term industrial appeal.

Flexible Acquisition Structure

The campaign has been structured to appeal to a broad range of buyers, with purchasers able to acquire:

  • The entire six-property portfolio as a consolidated holding, or
  • Individual assets separately

This flexibility is expected to attract interest from owner-occupiers, developers and investors seeking exposure to one of Melbourne’s most tightly held industrial precincts.

Importantly, Doolan’s Heavy Haulage will provide a 12-month leaseback across the majority of the portfolio, creating immediate holding income while allowing buyers time to plan future occupation or redevelopment strategies.

The exception is 46 Alex Avenue, which is being offered as a fully leased investment.

Strong Market Fundamentals

Moorabbin continues to experience significant industrial demand driven by limited land supply, strong occupier activity and ongoing development across Melbourne’s south-east.

“This is a unique opportunity to acquire scale in one of Melbourne’s most sought-after industrial precincts,” said David Garfield of Nichols Crowder.

“Whether as a consolidated landholding or individual parcels, the Super Six offers something genuinely rare in today’s market,” added Chris McKenzie, Partner at Crabtrees Real Estate.

With industrial land opportunities of this size becoming increasingly difficult to secure, the portfolio is expected to attract strong market attention from both local and national buyers.
