Princes Highway Convenience Centre with Hungry Jack's and Bridgestone Bomaderry listed for sale

SYDNEY, 29 October 2026: A highway convenience centre on the Princes Highway in Bomaderry, NSW, has been brought to market. The property is tenanted by Hungry Jack's and Bridgestone and co-located with a Shell Service Station.

The 6,335 sqm site has highway frontage and exposure to more than 9.5 million vehicles annually. The site also neighbours Red Rooster and a carwash, forming a retail precinct supported by cross-shopping and highway traffic.

The asset generates a fully leased net income of $335,571 per annum and has an 8.1-year weighted average lease expiry (WALE). Fixed 3.00% annual reviews across both tenants provide an income stream that increases each year. Completed in 2021, the building also offers potential tax depreciation benefits for investors.

Executives George Daley and Jacob Heinke of JLL Retail Investments have been exclusively appointed to manage the sales campaign.

George Daley, Executive, Retail Investments at JLL, said, "We are continuing to see strong investor demand for quick service restaurant retail investments that are underpinned by blue-chip tenants in strong performing retail precincts.

"The attractive co-located investment provides exposure to 50,000 vehicles passing daily. Leased to Hungry Jack's & Bridgestone head offices, both net lease structures see the tenants paying all the usual outgoings, including land tax," Mr Daley added.

Jacob Heinke, Senior Executive, Retail Investments at JLL, said, "The Nowra–Bomaderry area is forecast to add more than 18,000 residents by 2051, taking the population from 38,295 to 56,736. A 48.2% localised growth around a site that already carries significant amounts of passing traffic year-round will ultimately underpin the continued success of this real estate investment. The site is also well-positioned, with the commute to Sydney taking approximately two hours."

Australia's quick service restaurant (QSR) sector has shown resilience in commercial real estate, with income growth through multiple economic cycles, including the COVID-19 pandemic, rising interest rates, and cost-of-living pressures. According to new JLL analysis, investor demand has increased, with over $663 million invested in Australian QSR real estate since 2020 and annual transaction volumes growing from $24 million to $238 million in 2025.

Hungry Jack's has 495 locations across Australia and is owned by Competitive Foods Australia, the privately held group behind the largest franchiser of QSR restaurants in Australia. Bridgestone's Australian retail network includes 200 Bridgestone Select Tyre & Auto stores and a further 150 Bridgestone Service Centres.

Hungry Jack's and Bridgestone Bomaderry is available for sale via an Expressions of Interest campaign, closing at 3:00 PM (AEDT) on Wednesday, 25 November 2026.
