LANDMARK GOLD COAST SITE ON THE MARKET

Developers are expected to jump at the opportunity to develop a newly released, prime mixed-use site in CBDRobina, which has immediate access to Robina’s Train Station and Bus Interchange as well as neighbouring major retail, education and medical facilities.

 

Master developer Robina Group is responding to skyrocketing demand for quality development sites by taking 116 Laver Drive to market, with approvals in place for up to eight storeys in a residential, commercial or mixed-use project.

 

The 1.17 hectare shovel-ready site is being marketed by CBRE’s Mark Witheriff and Colliers International’s Brendan Hogan, in an offers to purchase campaign closing on 16 June, and is centrally located within the highly sought-after Stadium Village precinct, across the road from the Robina Train Station and bus interchange, a key commuter hub for the region accessed via a pedestrian link.

 

CBRE Gold Coast managing director Mark Witheriff said the 116 Laver Drive site was ideally located for a Transit-Oriented Development to take full advantage of CBDRobina’s  established infrastructure network.

 

“This is one of the most well-connected sites in Gold Coast City. It is on the doorstep of the train and bus interchange, it neighbours the $160 million Cbus Stadium and Bond University Institute of Health and Sport and is within 100 metres of the new Robina TAFE campus, due to open early next year,” he said.

 

“It’s also within easy walking distance of two schools, Robina Health Precinct anchored by Robina Hospital, Robina Private Hospital, Queensland Health and Primary Medical Centre, and is just a short walk or drive to Robina Town Centre.

 

“With the recent completion of Robina Group’s $170 million Vue Terrace Homes community in Stadium Village, now is the right time for an astute developer to step in and fill the gap in the market for a new residential, mixed-use or retirement project.

 

“With approval for eight storeys and up to 450 bedrooms, future residential product would achieve spectacular city skyline views from the upper levels, and the close proximity to the 22 hectare Robina City Parklands, Gold Coast City’s Central Park, due to commence construction this year, will be a lifestyle drawcard for purchasers.”

 

Colliers International director of development sites, Brendan Hogan, said the Laver Drive site was also ripe for commercial or mixed-use development.

 

“The site has three street frontages, and its exceptional location and easy access to the M1 Motorway lends itself to many development opportunities,” he said.

 

“A new commercial building would benefit from the support of an active commuter hub at its base and, of course, there’s scope to combine residential with office and retail in a mixed-use precinct.

 

“Mixed-use projects are becoming increasingly popular as developers look to address the growing trend towards working and socialising closer to home.”

 

Robina Group development manager Darrell Irwin said the site was the largest and one of the few land parcels remaining for sale within CBDRobina.

 

“In the past couple of years this precinct has evolved, with the ongoing expansion of Bond University, the completion of Quest Serviced Apartments and Arcadia College, and most recently the addition of a purpose-built head office for Metricon Homes which, together with the new TAFE, anchors a new business park nearby,” he said.

 

“The site is surrounded by established residential communities, however the need for further residential development in this pocket is underpinned by current unmet demand from owner occupiers and renters looking for well-located quality product.
