A major new industrial and agribusiness land opportunity has been launched in Luddenham, with Bradfield International Real Estate releasing Stage 1 of Airside Estate at 70 Eaton Road.
The 6.67ha holding adjoins the western boundary of Western Sydney International (Nancy-Bird Walton) Airport, with the first release comprising four front-section lots ranging from 2,722sqm to 3,707sqm, priced from $4.35 million plus GST.
Unlike surrounding raw englobo land, Airside Estate has already secured development approval and will be delivered benched and serviced, providing owner-occupiers and businesses with a clearer pathway to establishing operations within the emerging Aerotropolis.
First Approved Release in the Aerotropolis
Airside Estate was approved by Liverpool City Council under DA-230/2025 on 18 December 2025, providing for 13 Torrens title lots across two stages.
The land is zoned Agribusiness under the Aerotropolis SEPP, supporting a range of industrial and employment uses subject to Council approval. These include freight and logistics, warehousing and distribution, food and pharmaceutical manufacturing, transport depots, trade and landscape retail, medical and educational uses.
Bradfield International Real Estate Co-Founder and Director Nick Estephen said the release represented an important step for businesses seeking to establish themselves close to the airport.
“Airside is a line in the sand for the Aerotropolis. For the first time an owner occupier can secure their site beside a brand new international airport without carrying the approval risk, the civil risk and the holding cost of developing raw land. We have had people waiting years for a parcel like this at a size they can actually use, and there are four of them.”
Positioned Alongside a New Airport Economy
The location places future occupiers approximately 150 metres from the WSI Experience Centre and 1.38 kilometres from the airport's passenger terminal, which is scheduled to welcome its first commercial flight on 25 October 2026. Freight operations commenced in July.
The estate is also positioned to benefit from the broader infrastructure investment reshaping Western Sydney, including the M12 Motorway and Sydney Metro connections.
According to Bradfield International Real Estate, approximately $20.7 billion of infrastructure is expected to be delivered around the estate before the Stage 1 lots register.
Co-Founder and Director Thomas Mosca said the timing of the project created a distinctive proposition for buyers.
“The timing is the part the market underestimates. A buyer exchanges at today’s rate and settles into an airport economy that is already running, with the M12 and the Sydney Metro line arriving in the same window. Roughly $20.7 billion of infrastructure lands around this estate before these lots even register. That combination does not come around twice.”
From Expansion Site to 13-Lot Estate
Airside Estate is owned and being delivered by Ozkor, led by director and owner Sam Youm.
Ozkor originally acquired 70 Eaton Road as expansion land for its own warehouse operations. As demand surrounding the Aerotropolis grew, the company moved to develop the broader holding for the market, subdividing, benching and servicing the land rather than occupying the entire site itself.
Each lot will be delivered with sealed frontage to a new internal estate road off Eaton Road, utilities to the lot boundary and no build-out obligation.
Contracts will exchange off the plan, with settlement occurring following registration of the plan of subdivision. Registration and settlement are expected in the first half of 2028, with civil construction programmed throughout 2027.
Four Lots Available in Stage 1
Stage 1 comprises four front-section lots between 2,722sqm and 3,707sqm, with pricing commencing from $4.35 million plus GST.
Allocation will be on a first come, first served basis upon exchange, while a further eight lots are planned for a future release.
With the airport moving into operation and billions of dollars in surrounding transport and infrastructure investment underway, Airside Estate provides businesses with an opportunity to secure approved freehold land within one of Western Sydney's most significant emerging employment precincts.
The information memorandum, individual lot pricing, due diligence documentation and contracts for sale are available through exclusive selling agents Bradfield International Real Estate.
