A Historic Opportunity of a Lifetime Awaits in Camden

For Sale via international expression of interest - The Stockyards of Camden

Colliers in conjunction with Inglis Property Macarthur are delighted to offer a piece of exquisite history filled with an exciting development concept for sale via international expression of interest.

The project is known as ‘The Stockyards of Camden’, 30-34 Edward street, Camden presents the largest mixed-use parcel in the Camden CBD.

The Opportunity:

Inspired by the iconic ‘Grounds of Alexandria’ and ‘Hive Byron Bay ’, the Stockyards of Camden development has been designed to envisage a unique destination centre for Camden, attracting visitors to the town and serving locals with an array of new retail and lifestyle offerings, providing a complete refresh to the town, whilst upholding the rich heritage of Camden.

Appointed Architect from ARDesign Ronald Azzopard said "The philosophy of this development is to provide a destination shopping experience with a link to the heritage of this site and the surrounding Camden township. This development will utilise all sustainable and recycled material and will provide an open welcoming space that will entice visitors and will allow them to browse and engage vibrant retailers within this casual and relaxed safe setting"

Erected in the shape of a battle-axe, the property sits on 2.82 Hectares* of prime Camden land and is labelled under a B4 Mixed Use and RU1 Primary Production zoning. The site generates a holding income of $150,000 per annum to family business ‘ Jim Hindmarsh & Son’, who run and manage the livestock in the saleyards. The lease entails a 5 year term with fixed 3% annual increases, expiring in November 2025.

Commenting on the exciting opportunity, Colliers Expert Agent Nick Estephen said “Taking inspiration from iconic mixed-use developments such as The Grounds of Alexandria, Hive Byron Bay & Habitat Byron Bay, The Stockyards of Camden has been designed and will be built on the philosophy of creating a unique destination centre, serving all communities, both locals and visitors, through quality experiences, products, innovations, and an endless vision that will sympathetically marry Camden’s unique rich history with its vibrant future potential.”

History:

Dating back almost 100 years ago, the original yards were constructed from seasoned turpentine posts with three rails bolted 200mm x 75mmof northern hardwood. A circular sale ring approximately 17 metres diameter accommodated 300 persons and raised auctioneer’s rostrum. This structure was lined by two layers of red mahogany with the existing single storey red brick administration building and toilet block still existing from this period.

In January 2013, Jim Hindmarsh and Company took over the running of the Camden Livestock Selling Centre which is today known as Hindmarsh Inglis Livestock Selling Centre.
The company has been operating since 1995 and is a 100% locally owned family business servicing livestock and property needs throughout the Southern Highlands, Goulburn, Camden, Braidwood, Nowra & beyond

Location & Growth:

The Camden Local Government Area offers beautiful rural landscape scenery, whilst the town is filled with natural rich heritage. Camden is renowned for its a mix of agricultural land, historic country towns and villages. The area poses great potential for new residential areas, commercial and industrial development. The growing LGA sat at 49,645 residents back in 2006 and currently stands at approximately 110,600 people. The emerging area is projected to boom in population over the next 15 years, forecasting to grow to grow by 5.63% annually to 2036.

Placed at the entry of Camden Town Centre, the Stockyards of Camden is positioned in Sydney’s South-West. The property sits approximately 50 kilometres South-West of Sydney CBD and 20 kilometres South of the future Western Sydney Airport. 30-34 Edward street, Camden is strategically placed within close proximity to the Camden CBD, the Argyle retail strip, and the site is surrounded by key Camden amenities such as the Camden Hotel, Camden Library, St Paul’s Primary School and Camden Grove. With refence to accessibility, the site provides easy access to surrounding major roads including Camden Valley Way, The Northern Road and Camden Bypass.

“I describe the town of Camden as a beautiful green Village styled suburb similar to the Southern Highlands, but I would say that Camden has a far more rich heritage that is the birthplace of Australia’s wealth. The vision of the Stockyards of Camden is the Grounds of Alexandria meets Harris Farm. It’s a destination centre. The Sydneysiders and the people that want to come out on the weekend who want to experience that rural lifestyle and escape the city will be able to come here to a destination centre that is putting Camden on the map for the future” Said Peter Crown (Resilient Group)

“The complex will be a symbolic landmark buzzing with life where locals can shop, work, and play 7 days a week along with visitors, who will have access to shops (from bespoke local artisans to a premier greengrocer supermarket), cafes, restaurants, microbrewery & beer garden, bakery & patisserie, medical, health & wellness facilities, whole food markets, childcare, wedding/function facilities and much more.” said Colliers Expert Agent Thomas Mosca.

The Stockyards of Camden is being offered for sale by International Expression of Interest (EOI) closing Wednesday 20th October 2021 at 2:00pm (AEST).
