2.05 Ha Landmark Mixed-Use Opportunity: The Capalaba Town Centre Revitalisation

The Redland City Council has announced its vision for the revitalisation of the Capalaba Town Centre and are seeking an experienced developer to support the delivery of this exciting landmark development.

The project will look to improve public transport access, provide a new library and community facilities and transform the precinct into a new town square environment that is safe, activated, innovative and environmentally sustainable.

JLL’s Elliott O’Shea has been exclusively appointed to bring this development proposition to the market. Suitably qualified and experienced developers are invited to submit expressions of interest for this exciting redevelopment of the Capalaba Town Centre. Submissions will be accepted until 4pm, 15 February 2019.
 

A central location of economic and cultural significance

The Redland City Council are looking to transform two adjacent sites into a world class urban heart for Capalaba.

Redland City Mayor Karen Williams has said that “we know Capalaba holds tremendous potential as the entry into the Redlands Coast and this project will help open-up the area’s untapped potential to deliver a high quality, innovative and creative outcome.”

Cr Williams also stated that the project will aim to protect the local community feel, while also delivering the infrastructure and transport improvements required for the growing number of families.

“The vision for the project includes the delivery of a new Capalaba Library, Council Customer Service Centre, Arts Centre and Hall.”
 

Multiple Uses with innovative and flexible commercial terms available

The sites allocated to deliver this project expand over approximately 2.05-hectares of land and are zoned ‘Principal Centre’, allowing multiple uses and a height allowance of 41-metres.

Developers have been asked to take into consideration all impacts that this project will ensue; in particular public transport.

“As part of our vision to provide growth opportunities for the area, Council and RIC (subsidiary company Redland Investment Corporation) will be looking at improving public transport access and, through the expression of interest campaign, will be considering options that will allow Capalaba to be metro ready.” Cr Williams said,

“Development plans for the area should consider the Department of Transport and Main Roads’ Eastern Busway project and Brisbane City Council’s metro project.”
