Tim Gurner is not easily reduced to a headline, although many have tried.

He has built one of Australia’s most recognisable property and lifestyle businesses: more than 11,000 residences completed or in development, and a portfolio exceeding $14 billion. 

His projects have reshaped skylines, redefined luxury and attracted scrutiny in equal measure. 

Behind that scale, however, is a story marked by loss, risk, instinct and an intensity that has carried a profound personal cost.

Raised on 25 acres in Kangaroo Ground, Tim was shaped by two very different influences: the precision and practicality of his father, Colin, and the social conscience of his mother, Sandie de Wolf. 

When his father died, Tim was 19. The loss created an urgency that would come to define much of his life.

In this deeply personal conversation, Tim reflects on his earliest ventures, his first gym and the people who recognised his potential before the wider world did. 

He speaks about the influence of Tony Pride and Morry Schwartz, the lessons of My Wellbeing and Urban Inc., and the conviction required to establish GURNER in 2013.

He also revisits the chapters that came close to breaking him.

At FV in Brisbane, the construction tender for its third tower rose from $65 million to $130 million, placing the business—and his family home—under extraordinary pressure. 

Tim speaks candidly about the fear, physical illness and isolation behind that period, as well as the relentless standards that have driven his greatest achievements and some of his most difficult moments.

The conversation does not avoid the controversies that have made him one of Australia’s most debated business figures. 

Tim reflects on public criticism, the comments that travelled around the world and the experience of having his character judged through fragments of a much larger story. 

This is neither a defence nor a prosecution. It is an attempt to understand the whole person: the ambition, the contradictions, the failures, the instinct and the refusal to think small.
