The first residents are set to move into Sceniq Bilambil Heights, with Brisbane-based SKF Development completing the first two stages of its $63 million residential community and delivering a much-needed boost to housing supply in the Tweed region.
Located on a 15.8-hectare site in Bilambil Heights, Sceniq will ultimately deliver 100 homesites, with many lots capturing ocean and hinterland views. The completion of Stages 1 and 2 brings the first 48 homesites to market following strong buyer demand from local Tweed and Southern Gold Coast purchasers.
According to SKF Development Manager Calum Buchanan, the project has been exceptionally well received by buyers seeking larger homesites in a tightly supplied market.
“After many years in planning and construction, we are thrilled to welcome the first residents to their new addresses at Sceniq during a critical period for the housing market in the region,” Mr Buchanan said.
Strong Local Demand Drives Sales
The first 30 homesites released in Stage 1 sold out quickly, while all but two homesites in Stage 2 were secured shortly after launch. The strong sales momentum has continued into the final stages, with 14 homesites already sold in Stage 3 and a further 18 sold in Stage 4.
The project has attracted a mix of local upgraders and families seeking larger blocks while remaining close to established amenities, beaches and employment hubs.
Stage 1 purchaser Wade Richardson said the opportunity to secure a larger homesite while remaining in the area was a key driver behind the decision to buy.
“We got a big block for good value and we get to stay in the area and with plenty of space,” he said.
Community Infrastructure Delivered
Alongside the first homesites, SKF has also delivered Sceniq Park, a new community park and playground overlooking the coastline. The facility was officially opened by Tweed Shire Mayor Chris Cherry, who welcomed the project’s contribution to both local housing supply and community infrastructure.
Mayor Cherry said the project was helping address demand for new housing options during a critical period for the region.
Final Stages Now Selling
With strong demand continuing, construction has commenced on the final two stages, which will deliver an additional 52 homesites. Completion is expected by the end of the year, with settlements anticipated in early 2027.
The remaining homesites are priced from $485,000 to $905,000, offering buyers a range of lot sizes, aspects and view corridors across one of the region’s most elevated residential communities.
As housing supply remains constrained across the Gold Coast-Tweed corridor, Sceniq continues to attract strong buyer interest, reinforcing demand for well-located land opportunities within established lifestyle markets.
