Northmead's "Last Parcel" of Undeveloped Industrial Land Is Now For Sale

150-152 Briens Road, Northmead

Located 26km to the west of the Sydney CBD, Northmead’s rolling hills are home to a myriad of commercial endeavors, and feature some of the western suburbs’ finest light industrial property. Now, an opportunity boasting significant value has found its way onto the market, offering developers an entry point into one of the most well-contested industrial regions in Sydney.

150-152 Briens Road is a vacant site currently owned by Parramatta property group Anchor Estate. It sits on the edge of the border between Northmead and its sister suburb, Westmead, and is conveniently positioned at the intersection of Briens Road and Mons Road. Its modest aesthetic disguises an important distinction that is sure to make this landholding a popular one.

“This site is the last remaining parcel of undeveloped land within the light industrial precinct in Northmead,” stated Knight Frank Director, James Reeves, who is taking the property to market with fellow Knight Frank agent Wally Scales, in conjunction with Jeff Moxham of Moxham Commercial and Marcel Elias of Bawdens. “Demand for industrial zoned land in an infill location is unprecedented.”

According to Mr. Reeves, the offering is unique in that it will be the only zoned industrial vacant land available for sale in recent years within a 10-kilometre radius. Its rarity illustrates the popularity of the area, and it’s not difficult to see why investors have been flocking to Northmead’s riverside.

“Westmead has been identified for transformational change by the NSW Government and is set to benefit from a raft of changes,” says Moxham Commercial’s CEO and Founder, Jeff Moxham. This "transformational change” is coming in the form of the Westmead 2036 Place Strategy, which according to the NSW Government, is set to transform Northmead’s closest neighbour into a “world-class innovation, education and health precinct.”

Situated in close proximity to the Parramatta CBD, Westmead is prioritising a “smart city strategy”, so as to establish “a cluster of advance manufacturing industries which may assist with translation of discoveries into health care and commercial applications.” The industrial space in Northmead is a central fixture in this plan, as it’s less than 500 metres away from Dragonfly Drive, one of the roads specifically earmarked for health and research projects.

With the NSW Government and the City of Parramatta actively advocating for more advanced industrial works in the area, the agents are anticipating significant demand from the market. “It [has] the benefit of not only the current industrial zoning, but future development potential, so we expect strong demand for this property from investors, developers and owner-occupiers, with buyer competition expected to be fierce,” stated Mr. Reeves.

With 6,490 sqm on tap for developers, and multi-level industrial design options available, 150-152 Briens Road provides the space necessary to build an inimitable industrial establishment. The price expectation for the property sits above $13 million, so the agents encourage those excited by this opportunity to get in touch promptly, so they can successfully “capitalise on its economic potential, supported by some of Australia’s largest and most catalytic infrastructure.”

150-152 Briens Road, Northmead, is available via Expressions of Interest, with the campaign concluding at 3pm, June 30. You can find the listing here.
