'Never offered before' Robina development site in growth precinct hits the market

A newly-released shovel-ready development site, owned by Robina Group for more than 40 years, has now hit the market. 

Close to the City of Gold Coast’s new Greenheart Parklands in CBD Robina and with a range of uses pre-approved, the site is already attracting purchasers looking to develop commercial, hospital or medical uses to service this growing residential catchment or to fulfil unmet retirement and aged care demand in amenity-rich Robina.

CBRE Gold Coast managing director Mark Witheriff and associate director Daniel Doran, together with Colliers director of development sites Brendan Hogan and director of healthcare and retirement living Chris O’Driscoll, are marketing the lot via an expressions of interest campaign closing on October 19 2022.

Mr Witheriff commented “The site enjoys a premium, central location with the train and bus interchange, the $45 million expansion of Bond University’s Stadium Drive campus and the new TAFE all within 500 metres. The fully-leased 6,820sqm Department of Human Services building is also nearing completion and the Robina Health Precinct, Robina Hospital and Town Centre are all just a short walk away.”

Investment in the area is set to continue with the addition of Greenheart Parklands $150 million hospital expansion, a number of new apartment buildings, as well as the proposed athletes’ village to be constructed for the 2032 Olympic Games.

“This significant investment in infrastructure and development, together with Robina’s transport connectivity and close proximity to the M1 Motorway, is underpinning strong population and job growth in the area.” Mr. Witheriff noted. “It’s fast-growing population is in turn, further fuelling demand for medical services, commercial office space and residential accommodation. Recent research from the Australian Institute of Health and Welfare also highlights an increasing shortfall in supply in the retirement and aged care sectors in the central Gold Coast.”

Mr Hogan noted that developers are looking to take immediate advantage of these solid market fundamentals by securing a pre-approved multi-use development site such as Cheltenham Drive, as this will unearth the opportunity to quickly deliver hospital and medical services or residential accommodation including retirement and aged care.

The Cheltenham Drive site already has approval for a range of uses up to eight storeys as of right under the Robina Central Planning Agreement, which offers significant town planning advantages for developers choosing to invest in Robina including a streamlined approval process.
