A Melbourne-based investor has secured a world-class equine hospital in Shepparton, successfully beating several offers in an expression of interest campaign.
The Goulburn Valley Equine Hospital at Shepparton in Victoria’s regional north hit the market in late February, backed by a lease to the University of Melbourne who had acquired the business in 2017.
More than 100 enquiries from across Victoria and New South Wales were received during the campaign managed by Burgess Rawson Director Shaun Venables.
“This was a unique investment and while the sale price is undisclosed, the market certainly confirmed its worth, exceeding the original low to mid $3 million range price expectation,” said Mr Venables.
“Spanning 34 hectares, investors were attracted to the land size and also the reputation of the tenant, the University of Melbourne.”
Mr Venables said the property’s immediate future remained as a specialised veterinary facility with the University holding a lease to 2029, but that its future development potential could not be overlooked.
“The land falls just outside the Shepparton 2050 plan and is less than 10 minutes from the Shepparton CBD so its potential for a lucrative rezone at some point is inevitable.
“The Goulburn Valley Equine Hospital has such an amazing reputation and is so well regarded in the industry, and now with the University’s commitment to the business, one would expect that it will remain and evolve for many years to come.”
