LAWD has set a new sale price record for residential development sites in Melbourne’s sought-after South East for the 68.77-hectare 200 Tuckers Road site in Clyde North, one of the last remaining infill residential development sites of scale in Victoria, and capable of delivering in excess of 1,290 residential lots.
Sold to the Brown Property Group, the residential development land at 200 Tuckers Road is located approximately 40km southeast of the Melbourne CBD and features 1.7km of high-exposure dual road frontage to Tuckers and Patterson Roads. Colliers has announced the off-market sale of 916 Glenferrie Road, Kew, for $1,338,000. The highly sought-after retail freehold was acquired by an offshore investor ahead of a public campaign, underscoring the continued demand for well-leased metropolitan retail assets in Melbourne’s inner suburbs. The transaction was negotiated by Colliers’ Melbourne Metro Sales team, achieving a sharp yield of 4.17%.

A significant off-market industrial transaction has been finalised in Melbourne’s southeast growth corridor, with Grove Group Pty Ltd acquiring a circa 2.4-hectare site in Officer South for $12.7 million.
The land parcel at Lot 7, 330 Cardinia Road, is located within the South Point business park, developed by Cadence Property Group. The transaction was brokered off-market by JLL’s Ned Murphy, Lachlan Ferguson, and Stephen Adgemis.
Grove Group, a local owner-occupier, secured the site to accommodate rapid growth in its operations.

ADELAIDE - $50.5 million
Adelaide’s falling office vacancy rates, strong return to work numbers and improving fundamentals have spurred Centennial into acquiring a prominent 11-level office tower at 63 Pirie Street Adelaide for $50.5m, on an equated yield of ~ 8.6 per cent.
The property investment manager and developer is acquiring the A-grade tower housing a swathe of blue-chip tenants from South Australia's Raptis family, through a sales campaign by CBRE and Colliers.
Colliers agents Jordan Schmidt and Alistair Mackie, in conjunction with CBRE's Ian Thomas and Alistair Laycock, marketed the high-profile office asset 63 Pirie Street for sale in the heart of Adelaide's business precinct.

The transaction was negotiated by JLL’s Simon Quinn, Thomas Thorsen, and Mark Stafford, achieving a 5.93 per cent passing yield.

A large warehouse in Sydney’s inner south has sold following strong buyer demand for the asset during a sales campaign.
The property at 5-7 Bourke Road, Alexandria was purchased by an owner-occupier from a private developer for $12 million.
The deal was negotiated by James Masselos and Demi Carigliano of Knight Frank in conjunction with CBRE’s Nick Zenonos following an Expressions of Interest (EOI) campaign.
The Alexandria asset is a quality freestanding industrial building spanning 1,677sq m across warehousing office and showroom accommodation. It occupies a 1,393sq m site.
The property was sold with a development approval (DA) in place for a nine-storey mixed-use development comprising 5,363sq m of gross floor area.
